Senior Director Real Estate

Job Description:

PURPOSE
This position is responsible for the creative workflow process for lease administration, facility maintenance and construction as well as site selection, and all related tasks for new and relocated stores. Related tasks include demographic and cannibalization analysis, management of broker network and landlord relationships, presentation of property attributes to company executives for project approval, negotiation of letters of intent, assisting attorneys in lease negotiation, assisting in coordinating projects with other department functional areas. This position is a travel intensive position with 80%+ travel potential

MAJOR RESPONSIBILITIES
  • Gathers and analyzes market data to determine appropriate markets and locations.
  • Identify and evaluate store site locations, their availability, access, population trends, sales potential, and competition.
  • Proactively identifies opportunities for income potential in real estate assets (e.g., unidentified marketable real estate excess, tax opportunities, easements, signage, and access).
  • Improves existing asset base by managing ensuring resolution of property issues (e.g., pursues issues on behalf of company and assists as requested in areas related to common area maintenance disputes, tax appeals, condemnations, easements).
  • Collaborates with executive management team to create, maintain and update vision plan.
  • Develops and maintains adequate real estate inventory to meet company goals.
  • Works with outside legal counsel to put together an initial letter of intent (“LOI”).
  • Partners with the head of new store set-up to prioritize development opportunities to ensure the best use of capital (e.g., obtain bids regarding tenant improvements that need to be completed for each new store).
  • Reviews and negotiates sites form LOI to final lease.
  • Prepares and present real estate site approval packages to the executive team and to the Board of Directors.
  • Ensures compliance with corporate real estate standards with respect to identifying the best location/best value for all real estate acquisitions.
  • Maintain multiple reports in a timely manner in order to update company leaders on status of lease signing and project completion through to store opening.
  • Analyzes and makes recommendations for underperforming real estate assets (e.g., closing, lease negotiation).

MINIMUM ELIGIBILITY REQUIREMENTS
  • Bachelor’s Degree and five (5) years of real estate site selection, zoning, site planning, procurement and contract experience, or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the company. Additional relevant experience can be substituted for the required education on the basis of one calendar year of experience for one academic year of education.
  • Must have the ability to take the development from market research and planning through to the negotiation of the lease.
  • Skill in persuasive oral and written communications, including effective executive-level presentation skills.
  • Demonstrated ability to effectively establish relationships with and interact with the real estate development community including developers and brokers.
  • Demonstrated skills in the areas of contract negotiations.
  • Experience with local government zoning requirements, hearings and permit approval.
  • Demonstrated energy, drive, determination and persistence, even when confronted with rejection.
  • Ability to present information effectively and respond to questions from executive team members, Board of Directors, property owners, store managers and local government officials.
  • Ability to perform market research and review market data and develop recommendations and solutions.
  • Excellent planning, organization and time management skills.
  • Ability to carry out multiple assignments concurrently while holding self and others accountable.
  • Ability to interact effectively at all levels and across diverse cultures.
  • Teamwork, collaboration and ability to leverage resources along with value and respect of others.
  • Ability to adapt to changes in the external environment and organization.
  • Physical site evaluation skills.
  • Strong customer service and results orientation.
  • Must pass pre-employment background check


WORKING CONDITIONS (TRAVEL, HOURS, ENVIRONMENT)

  • Maintaining composure in dealing with executives, clients, prospects, and staff, in group settings and in situations requiring high performance and results.
  • Must undergo and meet company standards for background and reference checks, controlled substance testing, and behavioral selection survey.
  • Handling and being exposed to sensitive and confidential information.
  • Required ability to handle multiple tasks concurrently.
  • Regular use of personal vehicle required in the performance of duties.
  • Regular talking and hearing.
  • Close vision, distance vision, and ability to adjust focus.
  • Frequent inter- and intrastate travel for presentations, meetings, and site selection.
  • Frequent lifting and/or moving of presentation materials up to 20 pounds.
  • This position is salaried, knowing it may include hours which exceed eight hours in a day or forty hours in a week

PHYSICAL/SENSORY REQUIREMENTS
Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects. Sedentary work involves sitting most of the time, but may involve walking or standing for brief periods of time.

Store Support Center Associates
Provide leadership and support training on all Safety programs, processes and procedures, insuring that every associate is properly trained for their position.
Follow established Safety procedures in all aspects of work assignments applicable to the position. This includes participating in all Safety related training and acquiring certifications. Each associate is responsible for Safety at the Store Support Center and when visiting other company work locations. All Safety concerns must be brought to the attention of the management of a location and/or the Store Support Center Safety Department immediately.
