Purpose:
This position is responsible for managing the construction process under the general supervision of the Senior Program Manager of Construction. This position is responsible for directing, managing, and coordinating projects across the country. Additional responsibilities include life-cycle planning in coordination with the Director of Facilities and pre-determined stakeholders. The successful candidate will be able to apply their knowledge of best practices in facilities, vendor management and project execution standards in a retail environment to meet Floor and Decor’s standard operating requirements.
Minimum Eligibility Requirements
Bachelor’s degree in Architecture, Management, Facilities Management or Construction Management preferred.
Bachelor’s degree (relevant experience can be substituted for the required education based on one calendar year of experience for one academic year of education)
Three to five years of relevant experience required or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the company
Proven problem-solving and team building skills
Excellent organizational skills
Strong computer skills including Microsoft Office Suite
Has exemplary level experience involving facilities project management, budgeting, scheduling, and problem solving.
Experience managing General Contractors, vendors along with communications and expectations within the organization
Working knowledge of standard facilities processes with an emphasis on life cycle practices.
Must be detail oriented and organized
Maintain valid driver’s license
Must possess excellent customer service skills and work well under pressure
Ability to multi-task, meet deadlines, and work in a fast-paced environment
Essential Job Functions
Training
Continued education in the facilities and project management field desired to maintain state of the art processes and procedures.
Support Planning Process
Support Director of Facilities and Senior Program Manager of Construction in creating multi-year planning schemes and reviews for multi-site life cycle needs.
Manage budgeting planning sessions with Senior Program Manager of Construction for multi-year multi-site life cycle needs.
Manage the schedule and timelines for all facilities life-cycle projects
Review and maintain the life-cycle project schedules with appropriate vendors to achieve desired completion dates
Manage field changes and RFIs during project process.
Manage plan update process during life-cycle project.
Work with consultants to develop standards and specifications.
Obtain all necessary documentation and permitting certificates (if necessary) to continue store operations.
Communicate with appropriate stakeholders relating to the timeline of the project and align with store leadership on the work that may impact operations.
Field and Administrative Management
Support potential vendors in coordination of site visits with F&D Consultants and ensure we have the correct professionals onsite if needed.
Manage the vendor and work with on-site team members relating to conditions needed for work to be performed.
Complete project management documentation processes as defined by the Senior Program Manager of Construction in conjunction with each project.
Ensure all documentation is loaded into the software of record and all processes for documentation retention are followed.
Perform pre-bid and pre-execution meetings with contracted vendors.
Potentially perform site inspections and project meetings with vendor during execution phase.
Perform punch list inspections and compliance.
Review invoices, statements of completion and potential lien waivers for compliance and accuracy.
Manage 3rd Party on Site Representatives.
WORKING CONDITIONS (TRAVEL, HOURS, ENVIRONMENT)
This position is salaried, knowing it may include hours which exceed eight hours in a day or forty hours in a week
Travel 25-35% required including air and car travel
While performing the duties of this job, the employee is frequently exposed to a light construction site environment and moving vehicles. The noise level in the work environment is typically low to moderate.
PHYSICAL/SENSORY REQUIREMENTS
Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects. Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time.
Store Support Center Associates
Provide leadership and support training on all Safety programs, processes, and procedures, ensuring that every associate is properly trained for their position.
Follow established Safety procedures in all aspects of work assignments applicable to the position. Each associate is responsible for Safety at the Store Support Center and when visiting other company work locations. All Safety concerns must be brought to the attention of the management of a location and/or the Store Support Center Safety Department immediately.
