Construction Vendor Project Manager

Purpose:

This position is responsible for managing the various vendors associated with the Floor and Decor construction process. This role would fall under the general supervision of the Senior Program Manager of Construction. This position is responsible for directing, managing, and coordinating vendors across the country in conjunction with pre-construction and construction activities. Additional responsibilities include coordination with the Directors of Construction for project needs and the Sr. Director of Construction for potential program centric assignments.  The successful candidate will be able to apply their knowledge of best practices in project management, vendor management and project execution standards in a retail environment to meet Floor and Decor’s standard operating requirements.

Minimum Eligibility Requirements

  • Bachelor’s degree in Management or relevant experience in the construction industry can be substituted for the required education based on one calendar year of experience for one academic year of education.
  • Three to five years of relevant experience required or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the company
  • Proven problem-solving and team building skills
  • Excellent organizational skills
  • Strong computer skills including Microsoft Office Suite and preferred Project Management Information Systems
  • Has exemplary level experience involving vendor management, coordination and problem solving.
  • Experience managing vendors within a construction atmosphere along with communications and expectations from the corresponding vendor.
  • Working knowledge of standard construction processes with an emphasis on vendor and supply management.
  • Must be detail oriented and organized
  • Must possess excellent customer service skills and work well under pressure
  • Ability to multi-task, meet deadlines, and work in a fast-paced environment

Essential Job Functions

Construction Vendor Management Responsibilities

  • Managing sourcing initiatives with advanced expertise in or exposure with:
    • Sourcing oversight of all aspects associated with fast paced large-scale construction initiatives including new construction, renovation, and capital projects
    • Total Cost Management including budget support, saving management, and margin erosion strategizing
    • Working knowledge of industry sourcing policy, sourcing execution processes, procurement technology, supplier relationship management tools, and supplier selection score-carding
    • Construction master schedule outreach, adherence oversight, and scope adjustment management
    • Leadership, with minimal oversight, of new construction, renovation, and capital projects bid package development, specification gathering, supplier and contractor selection criteria drafting, and contract development
    • Strong category strategy development and financial analysis, including analytics
    • New and existing vendor contract maintenance and management
    • Develop and implement efficient and effective policies and processes related to vendor management to drive strategic objectives and successful delivery of performance outcomes
    • Ensure internal and external partners comply with established policies, processes, and quality assurance programs
  • Excellent organizational and communication skills
  • Ability to read and communication drawings and redlines, including but not limited to, Architectural, Mechanical, Electrical, Plumbing, and Civil

Liaise with Procurement/Sourcing

  • Act as the primary liaison with Procurement and Construction to meet the requirements of the Construction Team of Floor and Decor’s Real Estate group.

Manage Relationships with Various Trade Representatives and Vendors.

  • Work with Procurement for Consultants and Vendors associated with the project process in relation to New Store Construction and Life Cycle management.
  • Manage consultants and vendors to all contractual agreements, insurance requirements.

Support Planning Process

  • Support Sr. Director of Construction, Directors of Construction and Senior Program Manager of Construction in creating multi-year planning schemes for the construction program of Floor and Decor’s Real Estate group.
  • Manage budgeting planning sessions with Procurement for New Store and Life Cycle requirements.

Manage timelines for Vendor Coordination Activities

  • Communicate with appropriate stakeholders relating to the timeline of project needs and align with procurement on the work that may impact the construction program.

Administrative Management

  • Support potential vendors and F&D Consultants in coordination with Sr. Director of Construction, Directors of Construction and Senior Program Manager of Construction to ensure we have the correct professionals onsite if needed.

WORKING CONDITIONS (TRAVEL, HOURS, ENVIRONMENT)

  • This position is salaried, knowing it may include hours which exceed eight hours in a day or forty hours in a week
  • Travel 0-10% required including air and car travel

PHYSICAL/SENSORY REQUIREMENTS

Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects.  Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time.

Store Support Center Associates

Provide leadership and support training on all Safety programs, processes, and procedures, ensuring that every associate is properly trained for their position. 

Follow established Safety procedures in all aspects of work assignments applicable to the position.  Each associate is responsible for Safety at the Store Support Center and when visiting other company work locations.  All Safety concerns must be brought to the attention of the management of a location and/or the Store Support Center Safety Department immediately.
