Purpose:
The purpose of this position to plan, develop, and manage operating procedures for the entitlements, design and construction phases of the development process. The Senior Program Manager will be responsible for completing projects according to schedules and within budget. This includes defining the project’s objectives and overseeing quality control throughout its life cycle. The Senior Program Manager will partner with key organizational and operational leaders to identify and achieve priorities, goals, and objectives for each initiative. This includes acquiring resources and coordinating the efforts of team members in order to deliver projects according to plan.
Minimum Eligibility Requirements:
- Bachelor’s degree, Construction Management, or Management discipline. (relevant experience can be substituted for the required education based on two calendar years of experience for one academic year of education.)
- Four plus years of relevant experience required or an equivalent combination of education and experience sufficient to perform the essential functions of the job, as determined by the company
- Experience in the use of construction Cloud Based Management Software (Kahua), preferred.
- Proven problem-solving and team building skills.
- Proficient use of MS Office, including Word, PowerPoint, MS Project, and Outlook
- Excellent verbal and written communication skills.
- Exceptional organizational skills and ability to manage complex projects with multiple work phases.
- Ability to work in compliance with company policies and procedures.
- Ability to work established schedule and other hours as needed.
- Strong computer skills including Microsoft Office Suite, with AutoCAD experience a plus.
- Experience managing an innovative retail multiple store development program, architectural and site development consultants, new store entitlement programs, and process development.
- Working knowledge of engineering software, store development systems, plan review and construction best practices.
- Must possess excellent customer service skills and work well under pressure.
- Ability to multi-task, meet deadlines, and work in a fast-paced environment.
- Collaborate with and support Construction, Legal, Real Estate, Operations, New Store Visual Merchandising and other departments to achieve successful new store openings.
- Strong knowledge of applicable laws, regulations, codes, policies, engineering standard practices, and business/operational practices of the construction industry.
Essential Job Functions:
- Plan, estimate, schedule, and oversee project implementation and training processes for the Construction and Real Estate division on an ongoing basis.
- Provide project management support as it relates to training, budgeting, scheduling and general process implementation.

- Work with consultants to review and resolve overall program level issues.
- Work with internal procurement team on vendor selection process according to Floor and Decor’s stated policy including; preparation of RFP bid packages for various consultants, vendors, and contractors; reviewing proposals for scope of work, specification compliance and prepare comparison sheets.
- Creates, maintains, and updates project documentation including but not limited to standardizing processes, playbooks, dashboards, and contractor/vendor management.
- Mentoring multiple project managers and coordinators.
- Develop, communicate and manage project schedule for process documentation and implementation in conjunction with upper management.
- Accountable for developing and monitoring project performance indicators.
- Manage multidisciplinary teams in support of program and project structuring, start-up, planning, delivery, and closeout
- Manage, review and advise program and project teams on procurement and delivery methodologies
- Manage, review and advise program and project teams on budget development and cost control
- Manage, review and advise program and project teams on program risks through program and project life cycle
- Review and advice on program stakeholder management
- Evaluate project team’s design development, construction methods, techniques, and phasing
- Assist in identifying, developing a plan, and resolving issues as they arise during planning, procurement, design development, construction, and closeout
- In conjunction with internal and external resources, develop program schedule and specific CPM, APM and consultant project schedule updates and sequencing including production analysis.
- Advise program team with functional area reporting as required
- Responsible for Quality Control implementation and documentation on specific program functional areas for adherence to the Project’s policies and contract requirements
- Assist project team with scope review of change management and schedule impacts as well as development of fragments and/or major CPM schedule modifications
- Establish and maintain effective relationships with all Project parties and stakeholders
Working Conditions (travel & environment)
- 25% travel required including air and car travel.
- While performing the duties of this job, the employee is occasionally exposed to a warehouse environment and moving vehicles. The noise level in the work environment is typically quiet to moderate.
PHYSICAL/SENSORY REQUIREMENTS
Sedentary Work – Ability to exert 10 - 20 pounds of force occasionally, and/or negligible amount of force frequently to lift, carry, push, pull or otherwise move objects. Sedentary work involves sitting most of the time but may involve walking or standing for brief periods of time.
